First reading: New retail center on Washtenaw heads to Ann Arbor Planning Commission Tuesday night

Ann Arbor's planning commissioners will get a chance tonight to react to the plan for Arbor Hills Crossing, a new retail development proposed for Washtenaw Avenue.

The project is proposed for 7.45-acres just east of Platt Road and south of the Huron Village retail center.

The Arbor Hills Crossing location when Campus Realty bought it in May 2010. Today, some heavy equipment and gravel are visible.

The property has been vacant since a former car dealership was demolished to make way for a previously planned project: Huron Village South, which was not developed.

Now — after buying the property from the lender in 2010, Ann Arbor real estate owner and developer Campus Realty is taking a new version of the plans before city officials.

Like the previous developer, Campus Realty and partner North Shore Properties Group wants to use the vacant land and demolish two vacant buildings on the western edge of the property.

Plans call for construction of four buildings totaling 90,000 square feet. Most of the space likely would be used for retail, though some office use is possible. The plans also call for 310 parking spaces.

Planning staff is recommending that officials postpone a vote. According to a staff report, the reason is "to allow the petitioner an opportunity to address comments regarding access, stormwater, and the Platt/Washtenaw intersection."

The city is waiting for Michigan Department of Transportation's review of the intersection, according to the report. Officials have said a traffic signal is under consideration for the location.

The Planning Commission will meet at 7 p.m. on the second floor of the Ann Arbor Municipal Center, 301 E. Huron St.

and another question, why when I click on a website for a landfill am I looking at a picture of spacious skies, amber waves of grain, and purple mountain majesties above the fruited plain? That is some mighty fine spin.

It's hard to believe that with all the retail vacancies around town and soft consumer market, that this project makes sense right now. Plus, the Washtenaw Ave. corridor from Platt east is already over-retailed. Does the developer have some unique plan for this retail center that can help make it a success?

I could go for a 5 guys burger franchise for us east-siders... Or how about another Great Plains Burgers location? I would settle for a 24/7 coney island even...

The property is west of Platt, not east. Good Night and Good Luck
