Vacant house on Jackson Road to be demolished for new office construction

A vacant bank-owned house on Jackson Road in Scio Township was sold this month, paving way for the construction of an office building.

The new owner of the property at 4400 Jackson Road plans to demolish an existing home and construct an office building.

The 1.46-acre property, formerly owned by United Bank & Trust, is located at 4400 Jackson Road, just east of Delhi Road. The property has been on the market for years.

Local attorney Julie Dunbar purchased the site for $200,000, according to the property’s listing brokers, Charlie Koenn and John Evans of Swisher Commercial.

The property’s assessed value was $148,000 in the 2012 tax year, making its estimated market value about double that. Koenn said, via email, the site was originally listed in 2010 for $385,000 before the listing price was lowered to $237,000 in February.

Dunbar now plans to demolish the existing house and garage and construct a single-story office building that will be occupied by her law firm and an investment firm, said Jon Gordon of Gordon Real Estate, who represented Dunbar in the sale.

The property is zoned OS, office service, which allows for the construction of an office building, said Scio Township Supervisor Spaulding Clark.

“(The property) is part of the gateway that Scio Township has created along the Jackson Road corridor,” Gordon said.

He added: “Rather than that dilapidated old building, I think (this is) going to be a great addition to Jackson Road, and fit in quite nicely with a lot of the other buildings that have been developed along there.”

Clark and Gordon said Dunbar has been in discussions with the township’s planning consultant.

“The (planning) process is already under way,” Gordon said. “They are taking bids from contractors for the construction of the building.”

Damien Farrell of Ann Arbor-based Damien Farrell Design Group is the architect for the project.
