Owner: Blimpy Burger must move as University of Michigan buys building

After nearly 60 years of serving its iconic burgers to hungry customers, Krazy Jim’s Blimpy Burger restaurant plans to close on Ann Arbor’s South Division Street and search for a new location.
Owner Rich Magner said a deal between the University of Michigan and the property’s owner, Patricia Shafer, means he will have to close Blimpy Burger in summer 2013. He wants to find a new location for the restaurant.
Shafer is the widow of Blimpy Burger's original founder, Jim Shafer.
“I don’t know what the plans are,” Magner said. “But basically, in a nutshell, we will be able to operate in this location into summer 2013 and we will be trying to put a deal together and look for a new location.”
Magner worked at Blimpy Burger in 1969 when he was a student. After working in other restaurants, he returned to Blimpy Burger and purchased the business in 1993.

He's known that he would have to search for a new location for several weeks, but wanted to let things sink in before telling people.
“I’m very grateful for all the support we’ve had over the years and the regular customers we’ve had,” he said. “I know that I’ve tried to be true to the Blimpy traditions…I understand people will be upset that Blimpy’s will not be operating in this location, but we do hope to continue it in a different spot.”
Magner said he hasn’t looked at possible locations yet to relocate. He hopes to remain downtown and near the University’s campus.
"I'd like to be near the University, and I'd like to be near the sports complexes, but you know, only half of my customers are students," he said.
"Because it has been here for so long, there is a large number of former students and a large number of townies who grew up on Blimpy burgers...they're Blimpy addicts."
When asked why Ann Arborites love Blimpy Burger, Magner responded: "The burgers are really good."
The restaurant, which is often packed at lunchtime and has limited seating, serves small burgers that customers can customize with extra meat and a range of toppings, including the popular fried egg. Blimpy Burger has received national attention as one of the best burger joints in America via the Travel Channel, and it was also featured on Man V. Food.
According to city records, Shafer owns the property with Blimpy Burger and two adjacent houses. Together, the properties have an assessed value of $540,900, making the estimated market value about double that. Records indicate a sale of the property has not been finalized.
Magner would not reveal the details of the deal between Shafer and the University of Michigan, but only said it was an offer “she couldn’t refuse.”
“This was an opportunity for her and I’m really happy for her,” he said. “She has been good to me. I can't blame her in the least for taking the offer because it's very generous."
"There's no way I could counter the offer," he added.
U-M spokesperson Rick Fitzgerald declined to comment regarding the deal. The University owns a large parking lot adjacent to Blimpy Burger's building, and is currently building a $29 million addition to its Institute for Social Research building, just a block north of the site.
There are several residential structures surrounding the Blimpy Burger property, including houses at 401 and 409 East Madison Street, which are registered to former U-M athletic director Bill Martin. Two houses north of Shafer's properties are owned by David Copi and managed by Copi Properties. David's son, Sam, declined to comment when asked if they have received interest from U-M in their properties.
"At this point, we have not entered into an agreement to sell to the University of Michigan," he added.
Mayor John Hieftje told AnnArbor.com he had an indication U-M was in negotiations on the Blimpy Burger site. He said he'd rather the acquisition didn't happen.
"It saddens me," he said. "I would hope particularly that Blimpy Burger, which is kind of an icon in the community and something I've been going to since I was a teenager … I would hope they could reopen somewhere, but I'd really miss them on that corner."

Rich, You are the keeper of a very rare thing - - an experience that connects generations of citizens of Ann Arbor and Students of the University of Michigan. Your product is exceptional and I am sure that I am joined by just about everyone of your cutomers in urging you to do everything you can to reopen in a format that is as similar to your original location (e.g . can you bring the table s and chairs to you new location??) as possible. It's the combination of the food, the size of the restaurnat and the "always been there" feel that makes your restaurant so dearly loved.

Last I looked, the KFC location on West Stadium was still vacant. One of the hazards for Blimpy Burger will be the cost of refitting a new location with kitchen facilities. This one doesn't have a grill, probably, but at least has a commercial kitchen. West Stadium is becoming the new downtown for actual services. And it is a good safe long distance from the UM.

If the Uof M can incorporate the Carnegie Library facade into the new North Quad, then why can't they include Krazy Jims in whatever they plan to build on Division. During construction they could spread their iconic message to a new construction clientele and after construction they would have an inside track on the academics. If necessary they could operate temporarily out of a Krazy Jims concession trailer that could later be used to take their Krazy show on the road. Everybody would win, especially the UofM, which would come out smelling like, um . . a Blimpy Burger!

John Monteith and Father Gabriel Richard were the first choosen to oversee the new University of Michigania In 1817 a cornerstone was laid near Bates & Congress downtown Detroit to establish its existence. Today, there stands an open air parking lot and several properties for sale. According to the gownies, all it takes to make townies successful is to build a campus and then keep on expanding. I'll bet all of those true blue believers just can't wait to build Detroit's great future after the university regents take their Ann Arbor student body and move back home.

I don't want to be a spoil sport, but I for one do NOT care about what happens to Blimpy Burger. I put them in the same category at other fast food joints. I ate there once, 37 years ago and NEVER came back. I REFUSE to eat such a greasy burger like the one I ate. Only a McDonald's hamburger was perhaps worse, and though I have eaten at that place, though reluctantly since, I NEVER AGAIN ate a burger there either. Blimpy Burger just isn't my kind of restaurant.

First off, let me say that I am sorry to here about the passing of "Jim". I am from "A2", and I have known "Jim" since he opened on Division St. No we weren't close friends but we recoginzed each other when we passed on the street. I remember "Ruby" one of "Jim's" first short order cooks. I know "Davey" and her whole family. "Jim" , for those who are into trivia, also opened another place on "Catherine" street I believe, but it did not last long. My first trip back to "A2" after a 20 years absence in 03', "Jim's place " was one of my first stops. I am happy for his wife, That is quite a deal the "U" is offering her. At the same time, that place always brings back warm feeling when I think about it. It had a cozy ambiance to it. It would be great if it could stay around forever. Ricky-65

Look, I love Blimpy Burger as much as anyone, and I was devastated when I heard this news, but everyone needs to quit complaining about U-M. No, they don't pay taxes. Do any of you have any idea how much money the university generates for this city? Do any of you wonder why Ann Arbor fares so much better than the rest of the state (the region, and maybe most of the country) during these tough economic times? Do any of you really think this town would be anything but pit stop between Detroit and Chicago if the university weren't here? These businesses exist because there's a massive university here. Jobs exist because there is a university here. Good schools and hospitals exist because there is a university here. Your homes, if you live in Ann Arbor, exist because the university is here. It's great that you think of yourselves as "townies", but whether you think you came here for the university or not, the fact is that whatever brought you here wouldn't be here if the university hadn't been here first. If they want to buy up some property, then fine. I'll go wherever I have to get the best half pound of grease money can buy.

Travis, while I agree with you, I would like to add that we pay for the privilege to live here with high taxes and other fees and higher costs that go with living here. I live here because of the quality of living, but it is expensive. Why is that? Because we are paying for the presence of the University.

How much is too much? The destruction of the Ann Arbor & its tax base, venerable businesses & bldgs is happening right before our eyes by the insatiable appetite of UM. The takeover of this city will result in demands for street closures, loss of revenue for the city, schools, libraries, higher taxes for families, etc. You would think the greed of UM would be satisfied with that huge Pfzier location which took 2 million per year from the city. That along with the multiple other sites have yet to stop this destruction. Why don't the folks at AA.com print a real article which shows how much land UM have bought in the last 10 years along with the tax loss to the city, services by its residents and yes...the demands of UM to the city, it's residents and how much money given to the city. Between their land grab, tuition hikes, demands of street closures, refusal to continue the Big house Charity Race, buying the space of Blimpy's and others...I don't know who's worse...the UM real estate folks, the Art over services & more un-necessary ugly housing city council or the MI Repubs controlled by the crazies who will surely destroy the State.

If memory serves I wasn't Krazy about the fries. This move only adds to the feeling that sandcastle Ann Arbor is sitting on a beautiful beach in a rising tide. The University and City planners are burning their build candle fast at both ends and what remains will be a massive campus-town complete with highrise dorms downtown for the nieve support - as in slaves at a chinese factory. Not fun. The alma mater is already losing its respect as wise leader yet refuses to accept the fact and return to its human value core as brain. It is not the money its the value. The kids will find more exciting towns and rewarding schools when the Krazy city declines. Talented professors will go as well. Advances in research along with them. Like GM the trademarked Block M will need an image bailout to survive the drain. When any factory the size of UM sits embedded within a smaller city and the tide begins its predictable turn, more city real estate purchase just isn't the pragmatic solution.

Our Mayor said he knew that U of M was going to purchase the Blimpy Burger property. Why didn he try to stop it by making the property an Historic Landmark or maybe he could of found some of wealthy friends to purchase the property so Blimpy Burger could remain on the existing property. This reminds me several years ago when the City of A2 stood back and allowed Drakes ( the best candy store ever ) to be sold. Our City Government has to find ways to protect our historic businesses.

OMG people are acting like its the death of something...Blimpies will move to another space...you'll get your burgers in a place that (might) be larger, cleaner, and more convenient for non-students (half their business)...I went there a lt when I was a student and walked two blocks to get there. As an adult I've gone there maybe three times because there is nowhere to park.

OMG !! the perfect spot for their new location would be at the corner of E.William and Thompson - there is a fabulous new high rise development - Zaragon West right across the street. Tower Plaza and a few homes/other complexes are right near by!! There is currently a vacant restaurant... Maru - i tihnk itd be the hottest new spot for BLIMPY!!!

They aren't disclosing the terms, but if UofM wants the space, they're probably making an offer she can't refuse (which she said). It's probably 2 times what it's valued at, at least.

Man, this is sad. Applehazar has it right. An Ann Arbor institution will be no more. Like when Metzger's moved out to Zeeb Road. Just not the same at all. What's next, the Fleetwood Diner? Pretty soon, I expect the City Council to entertain a motion to sell naming rights to the city. Might as well. Ann Arbor has lost its charm.

Wherever they go, they have to have that little planter thing so the snow bears can look in the window in the winter. We have taken our kids and grandkids to see those bears through the years - when they were there and it was cold and snowy enough for them - and it would be a shame to have them disappear. Only had a blimpy once, but it was great.

In line with other news this week, I'll bet UM plans to open a burger joint on the very same spot. It will have attitude, $25 burgers, and luxury booths. Students will be allotted a few stools next to the bathrooms. Parking will be $10-$50 depending how close to the front door you park. Advertising space on the snow bears will be available to the highest bidder.

And another chunk of property comes off the tax rolls. The University doesn't even have to use property for school purposes to get the tax exemption. I have enjoyed Blimpy Burger for 52 years. When I was a student at the U, I rented an apartment next door to Blimpy Burger. I could get a quarter of a pie for a quarter.

@Tesla: Unconfirmed, but that's what it looks like at this point. I added more info to the story. The owner of some of the adjacent properties is former U-M athletic director Bill Martin. Another adjacent property owner indicated to us that they've had discussions with U-M, but have not entered an agreement. With the parking lot behind Blimpy, the Blimpy property, and potentially the adjacent houses, U-M would have an enormous development site.

@ Ross, Property taxes on any building sold is NOT capped. Basic supply and demand makes fewer available properties worth more PERIOD. If you think Blimpys INCREASES the value of a property in that area, you really have never been involved in ANY area of real estate. The U did not just buy the Blimpys building. IT bougt rental properties. If those are taken out of supply, guess what, that increases pricing by very basic supply and demand. If you truly believe that those houses or businesses in the area are INREASED in value because of Blimpys I will sell you some other property right near another dive Maybe close to Fleetwood and their salmonella infested basement.

Johnny, sorry but you just don't know what you are talking about. Property tax increases are capped at 5% annually, so it would take decades to recover this loss on the tax rolls just from adjacent properties becoming worth more. Furthermore, putting up monstrous buildings that cast a permanent shadow over adjacent houses does not necessarily make them worth any more just due to scarcity alone. There are other factors involved. Neighborhood aesthetic, maybe having restaurants near by.... etc.. This is a loss for the city, and you know it.

Actually, when the U purchases a property it HELPS the tax rolls in two ways. 1. Less supply means increased value of property. If any of you are property owners you understand that if a desired location say the corner of Packard and Division has fewer properties available, that means those properties just increased in value (unless she sold it for less than market) 2. As those property values increase, that means property owners with more value pay more in property tax. It also means the city police are NOT responsible for it. Being sentimental about property is why there was a huge property bubble. It is a building, not a PERSON. It is a business NOT A PERSON (despite what the SCOTUS says).

It appears Blimpy sold out to U of M. It's not like business was terrible so they have to padlock the doors. The almighty U of M waltzed in and made an offer they could not refuse. With an assessed value of $540,900, you would most likely have an asking price of around $1.1 million considering the location. Take all of that with the money Jim has made over the years, on top of what he actually had into things, and he is walking away with a nice chunk of change. Not to mention he will not have to spend no where near that for whatever new location Blimpy lands at. Blimpy made a business decision. U of M did not have a revolver to his head with the hammer cocked, telling him to sell the place.

When the University first came to Ann Arbor, it owned pretty much just the "original 40 acres" that make up the Diag. No one can realistically say that Ann Arbor isn't better off for the University expanding and buying up neighboring properties over the ~150 years that followed. Can you imagine what the University would be - and what the city would be - if the University remained confined to the original site? That said, the University should be a partner with the city in managing its growth and minimizing its impact. The University should sit down with the city's planning staff and mark out some specific boundaries where the University realistically expects to purchase property - in the area immediately surrounding the current campus - and then ONLY purchase property within those boundaries. Any purchase outside of those boundaries would trigger some type of payment-in-lieu-of-tax to the city.

Couple thoughts. U of M is really looking like the big 800 lb gorilla in the room like they are this week. I like tradition. I like Blimpys. Doubles or Triples with fried onions mustard and ketchup only, fries and a grape crush for me but the place is a dump. Lets face it. And the design actually costs them a lot of money. Thats why the owner probably welcomes a new site but hopefully it will have some charm, ambiance and a long term lease.

Man, U-M is my alma mater... doubly, because I have two degrees from Michigan. But I'm really getting tired of them buying up every piece of property around. Among other things, that takes the property off the tax registers and the rest of us are stuck with a) picking up the slack in our taxes or b) getting less city services. U-M must own about 1/3 of the city by now! I really think that there should be a maximum limit for the university's tax-less status. After that, they should pay taxes on any additional property purchased, just like the rest of us. I know it's a state university, but not ALL of its money comes from the state; there's a lot of private money as well given to the school. And no, I've never, in all my years, had a Blimpy Burger, so I don't have a dog in this fight. I'm just saying that there should be a limit to how much property U-M can acquire without paying taxes on at least PART of it.

I have great pride in the school but the "school" is so large and diversified, I can't get a handle on which sector is making this purchase. From what I understand is that most of the people buying all these buildings for UM and themselves, come from NYC. They are trying to develop Ann Arbor into another NYC. Take a look at NYC and ask yourselves if this is what you want for Ann Arbor. Glad I won't be around to see this in 15 years because I plan to get as far away from this area as possible. Sad state of affairs after being here more then 35 years. So sad.

I have not had a blimpy in over 30 years. What on earth is a snow bear? To me a burger is a burger is a burger. Good luck to what ever they plan to do. 1 million is a nice ching from UM.

I come all the way from central Ohio (and, no, I am NOT a Buckeye fan!) for this dining delight! Hopefully, they can make a fast transition to a new location although I doubt it will have the dining atmosphere that the original building provides. Long live the Blimpy Burger!

They're working on it. Buildings have to get converted depending on the use. I do obesity/type 2 diabetes research - they're thinking of moving us over in a year and a half, but things need to get updated as far as resources for equipment, space for animals, etc.

I agree! Historical landmark places are valuable because of what they are. They cannot be replaced, ever. UM has lots of other options. Unfortunately, they are so wealthy that they can buy out the owners of whatever properties they want to acquire. I am disappointed in UM's lack of support for Ann Arbor's historical landmarks and preservation. Shame on them.

Another important piece of local history and culture being trampled by the University's insatiable goal of permanent and reckless expansion. Quick, raise some more money so that we can build ever bigger, impress more rich people and... raise more money! When does it end? Obviously the answer is never. 3 more high value pieces of property off the tax rolls... UM continues to screw us all over. It was only 6 years ago that I graduated from this school full of pride. Now I hate almost everything they do. So sad.

Ah yes, I too have fond memories of being abused by the staff of Blimpy's to the point I almost walked out leaving food and the bill behind. I agree the place is a dive and way over-rated (like Ann Arbor) and I also agree with your sentiment about UM.

Yes, I will argue for more parking in Ann Arbor than for a hole int he wall (dive according to national media). The parking will provide a benefit for FAR more people EVERYDAY than Blimpy Burger does. Blimpy can relocate. If you are in love with the building, YOU could have bought it.

The U brings FAR more revenue to this town than any oof the properties they buy do. Pfizer stiffed the city and got out of taxes, so the U bought it and helped save the economy of the northern part of the city. This is the mentality that somehow Blimpy is a bigger asset to the community than a world-class university is. The fact that the U paid top dollar for the property also increases values for properties around it.What a horrible thing to have expanding property values. As for saying a restaurant is an "important piece of local history and culture ", maybe you should check out some of the museums the U has. Performances that bring real culture to an area instead of a burger. If that is what culture is, go back to Taylor.

Hopefully they will find a new location that is even better. It appears that Tios came out stronger from a similar situation. Of course now I have to hope for snow, as this may be the last winter of the famous Blimpy Burger Snow Bears! While the burgers may be the same in a new location, the Snow Bears won't be the same in any other location. Good luck Rich and Blimpy Burgers!

Tio's move was the best thing that ever happened to them. Going to the old location was PAIN. A new modern interior is always welcome over the drab that was before. As for Blimpy Burgers, quite frankly it means nothing to me since I do not eat meat. I do not get sentimental about businesses. They come and they go.

Tio's is a good example of how a forced move can pay off for a business. From the outside, anyway, they look a lot busier now than they were in their old location. If Blimpy's could find a similar kind of spot, they could do the same.

Don't forget Cafe Marie. They used to be located where Max and Erma's is now, under Olive Garden. And they have survived and thrived for many years since their move.

I've been a Blimpy fan since '69 -- still am but on a much reduced frequency (my fault, not theirs). Stopping at Blimpy for a burger on the way to a football game is simply a great tradition. I remember taking a friend from Wisconsin to Blimpy's on the way to a Michigan - Wisconsin game. His joy in their victory over Michigan that day was matched only by his enjoyment of Blimpy's. The restaurant is an icon of Ann Arbor -- property owners should be lining up to offer Blimpy's a prine location on campus. For the good of students and alumni the U should buy the property by all means, but extend the lease to Blimpy's for a long time into the future as a good investment. I'll bet their plan is to turn it into a parking lot. I'm convinced "their eyes aren't raised above the line of drudging daily duties".
